Greater Huron Development Corporation decides IT IS TOO EXPENSIVE TO DO IT RIGHT!!
The new Dogleg Subdivision being developed by GHDC is an example of a lack of oversight leading to a fundamental miss on getting it right! The community will live with this for years to come, most especially the surrounding neighbors.
In July 2024, GHDC reported they received $267,000 in funding that would augment Tax Increment Financing (TIF) to develop the 12 residential lots in north Huron.
Since breaking ground on the project, their contractor has piled an estimated 5-7 feet of fill across the entire property, resulting in a manmade hill overlooking the adjoining Broadland Creek Subdivision lots. The GHDC CEO stated the cost of said fill was in excess of $200,000. Add to this change in topography the height of the future houses, and this rises to a point of absurdity, in my opinion!
At a meeting held on-site, the residents expressed their concerns to GHDC and IMEG, the engineer. When asked if he would want to live in one of the existing houses facing the development, IMEGs Project Manager stated no. The CEO of GHDC also said it did not turn out the way he envisioned it, but subsequently has sent a letter informing the neighbors that it will move forward as is, due to the expense of making the changes!! A partial retaining wall has been mentioned for the northern lots 6 and 7, and houses on the northern lots of Dogleg will be on grade to minimize height…really a fix?
Development of housing is the lifeblood of a thriving community, but it should be done the correct way!
As a former member of the GHDC Board of Directors, I expected more!!
