HURON — City commissioners have approved a variance to allow Jody Ramon, 83 Aberdeen Ave. N.E. in Morningside Village, to build a 50-by-80-foot shed.
Commissioners, acting as the board of adjustment on Monday, adopted recommendations from the joint planning commission that there be a five-foot setback from the alley lot line if there are no garage doors and a 20-foot setback if there are doors.
There must also be a three-foot setback from the side property line. Also, the city is requiring the applicant to have the lots surveyed to determine where the alley property line is before the building permit will be issued.
The alley is not developed and is a grassy area that is not graded or graveled, but is still passable, City Planner Ralph Borkowski said.
While water drainage issues were not raised at last week’s planning commission meeting, neighbor Kelly Rogers said she is concerned about it because Morningside has problems with drainage.
Morningside Village uses road ditches and culverts with mixed success.
Ramon will also have to have approval from Beadle County commissioners on her variance application.
